Roofing crew installing shingles on a Hampton Roads home in fall

Yes. You can replace a roof in late fall or winter in Hampton Roads, and most winter days here are warm enough to do it right. GAF recommends installing shingles when it is at least 40 degrees. Our winters are mild, with average January highs around 50 degrees in Norfolk, so a well-planned crew has plenty of working days. On colder days, the shingles need extra steps, mainly hand sealing, and a good contractor builds those into the job.

The 40-Degree Guideline

Asphalt shingles get stiff in the cold. Below about 40 degrees they lose flexibility and can crack when they are bent or nailed. That is why GAF's official recommendation is to install shingles when temperatures are at least 40 degrees.

That does not mean a roof can never go on below 40. It means the crew has to work around the cold: keeping shingles warm until they go on, handling them carefully, and sealing them by hand.

How Shingles Seal, and Why Cold Matters

Every architectural shingle has a strip of sealant on its underside. After installation, the sun warms the roof, the sealant softens, and each shingle bonds to the one below it. That bond is what keeps wind from lifting the shingles.

In cold weather the sealant does not activate. GAF's installation instructions say that during prolonged cold periods, shingles must be hand sealed. That means quarter-sized dabs of approved roofing cement under each shingle, in the number and spots the instructions for that shingle specify. Once warm, sunny weather arrives, the factory sealant finishes bonding on its own.

This matters for your warranty. GAF states that cool-weather installation does not affect the warranty as long as all of its application instructions are followed, including hand sealing.

What a Good Crew Does Differently in Cold Weather

Keeps shingles warm. Bundles left outside overnight get brittle. GAF recommends storing them somewhere warm before installation and bringing them up in smaller batches.

  • Hand seals. On cold days, each shingle gets adhesive by hand instead of relying on the factory strip.
  • Watches the nail guns. Cold shingles crack more easily if nails are driven too deep, so compressor pressure needs adjusting.
  • Waits out frost and wet decks. No amount of hand sealing makes a frosted or wet roof deck acceptable. Work starts after the deck dries.
  • Works with the sun. Starting on sunny slopes and finishing earlier in the day gives shingles the most warmth.

Ask any contractor quoting a winter job how they handle each of these. A clear answer is a good sign.

Why Late Fall Can Be the Best Time

In Hampton Roads, October and November are some of the best roofing months of the year. Many days are still warm enough for the factory sealant to activate on its own, and the summer rush is over.

There are practical reasons too. Replacing your roof before winter means it is ready for the nor'easters that hit this area between fall and spring. And getting on a contractor's schedule now is easier than in spring, when everyone who waited all winter calls at once.

When Not to Wait

If your roof is leaking now, do not hold off for better weather. Get the leak repaired or the roof temporarily protected right away, and plan the full replacement for the next good stretch of weather. Water damage inside the house costs far more than the difference between a winter and a spring installation.

Leak now, replacement later? We can handle both. Call SB Roofing at (757) 785-9937 or request a free estimate.

FAQ: Winter Roof Replacement in Hampton Roads

Is it too cold to install shingles in Hampton Roads in winter?

Usually not. GAF recommends installing shingles at 40 degrees or warmer, and most winter days in Hampton Roads reach that. On colder days, crews hand seal the shingles and take extra care with handling.

What temperature is too cold for a roof replacement?

GAF's guideline is at least 40 degrees. Below that, shingles become brittle and the sealant strips will not activate, so shingles must be hand sealed and handled carefully. Frost or a wet roof deck means work should wait.

Will new shingles seal properly in cold weather?

Not on their own. The sealant strip needs sun and warmth to bond. In cold weather, crews apply adhesive by hand, and the factory sealant finishes bonding once warm weather returns.

Does installing a roof in winter void the GAF warranty?

No. GAF states that cool-weather installation does not affect the warranty as long as its application instructions are followed, including hand sealing.

Is fall a good time to replace a roof?

Yes. In Hampton Roads, fall has many days warm enough for shingles to seal naturally, schedules are more open than in spring, and the roof is ready before winter nor'easters.
