For most Hampton Roads homes, architectural shingles are the lower-cost choice and handle coastal weather well when they are installed to high-wind specifications. Standing seam metal costs more upfront but lasts longer and stands up better to salt air, as long as you choose the right metal. If your home is close to salt water, aluminum is usually the safer metal. That is the short version. The right answer for your house depends on how close you are to the water, how long you plan to stay, and your budget.

How Salt Air Changes the Decision
Salt is the reason this question is different in Virginia Beach than in Richmond. Salt spray settles on everything metal and keeps corroding it as long as it sits there. On a shingle roof, the shingles themselves hold up fine. The weak points are the metal parts: flashing, drip edge, vent boots and exposed fasteners. Choosing corrosion-resistant flashing and fasteners matters more on the coast than the shingle brand does. On a metal roof, the metal itself is the question. Aluminum does not rust, which is why it is the common choice for homes right on the water. Steel panels rely on a protective coating, and many steel panel manufacturers limit or exclude finish warranty coverage for homes within a certain distance of salt water. If you are near the bay, the ocean or a tidal river, read that part of the warranty before you choose steel.
Wind and Storms
Both roofs can handle Hampton Roads storms when they are installed correctly. The installation is what makes the rating real.
Current GAF Timberline shingles can qualify for GAF's WindProven limited wind warranty, which has no maximum wind speed, when they are installed with GAF starter strips, roof deck protection, ridge caps, and leak barrier or attic ventilation. Without that full system, coverage is up to 130 mph with a special installation method, or 110 mph without it. Ask which one your estimate includes.
Standing seam metal has no exposed fasteners on the panel faces, and the panels lock together along raised seams. Its wind performance depends on the clips, the fastening pattern and the specific panel system, so ask for the tested rating of the exact system being quoted.

Humidity, Algae and Heat
The dark streaks on many local shingle roofs are algae, and our humid summers feed it. Algae-resistant shingles have copper-treated granules that slow the growth, and they are worth choosing here. Metal roofs do not hold algae the same way.
Heat matters too. Long, hot summers age asphalt shingles faster than they age in cooler climates. That is part of why shingle roofs here often land at the lower end of their expected life, while metal is less affected by heat.
What About Noise?
This is the most common worry about metal, and it is mostly a myth for homes. A residential standing seam roof goes over a solid deck and underlayment, which deadens rain noise. The loud metal roofs people remember are usually on barns and sheds with no deck underneath.
Cost Over the Life of the Roof
Shingles win on the first check you write. Metal can win over time if you stay in the home long enough, because one metal roof can outlast two shingle roofs. If you plan to sell in five to ten years, shingles usually make more financial sense. If this is the house you plan to stay in, metal deserves a real look.
For Commercial Buildings
Standing seam metal is common on commercial buildings because some systems are rated for lower slopes than shingles allow, and because long service life matters when you are planning a building budget. For business owners and property managers, the same salt air rules apply: aluminum close to the water, and read the finish warranty carefully.
How to Choose
- Right on the water and staying long term: standing seam aluminum
- A few miles inland and staying long term: either works; metal for longevity, shingles for budget
- Selling within ten years: architectural shingles with high-wind installation
- Tight budget now: architectural shingles with algae resistance and corrosion-resistant flashing

FAQ: Metal vs. Shingles on the Coast
Is a metal roof better than shingles near the beach?
It can be. Standing seam aluminum handles salt air better than any shingle roof's metal flashing, and it lasts longer. Shingles cost much less upfront and perform well near the coast when installed with corrosion-resistant flashing and high-wind specifications.
Does salt air damage metal roofs?
It can damage coated steel over time, especially close to salt water. Aluminum does not rust, which is why it is the usual choice for homes right on the water. Many steel panel warranties limit coverage near salt water.
How long does a shingle roof last in Hampton Roads?
Architectural shingles typically last about 20 to 30 years here. Heat, humidity and storms push most roofs toward the lower end of that range.
Are metal roofs loud when it rains?
Not on a home with a solid roof deck and underlayment. Those layers deaden rain noise. Loud metal roofs are usually on structures with no deck underneath.
How much more does a metal roof cost than shingles?
Standing seam metal often costs two to three times as much as architectural shingles upfront. The gap narrows over time because a metal roof can last as long as two shingle roofs.
